The Planning Agency reviewed Use‑0233‑2025, a conditional use permit request to allow construction of an 820‑square‑foot roof deck above a detached accessory structure at 25526 Lone Pine Circle in the Nellie Gale Ranch neighborhood. Assistant Planner Caden Lickens said the accessory structure and roof deck comply with the Estate Residential zoning standards, including setback, height and lot coverage requirements; staff recommended the project be found categorically exempt from CEQA under section 15303 and adopt the resolution authorizing approval.
Applicant Adrian Frere (Mudd Industries, representing homeowner Albert Ong) and homeowner Albert Ong described prior site conditions (two old sheds removed), HOA approval, geotechnical and engineering reports on file with the city, and grading‑permit work in process. Applicant representatives said the design places the structure on a downslope so neighbors will principally see a roof deck rather than an elevated structure.
Agency members asked whether applicants had read and accepted all conditions; the applicant confirmed acceptance. Councilwoman Pesold moved approval; the motion carried unanimously and the Planning Agency adopted the resolution approving the conditional use permit with standard conditions and required building permits.
