The Peachtree City Planning Commission approved requested elevation modifications for the Royal Condos at 215 North Lake Drive on Nov. 10, accepting substitutions that applicants said were necessary because of material availability.
Staff said the proposed colors and materials are very similar to the palette approved in 2023 and that the percentage of primary materials remains consistent with prior approvals. Jefferson Brown of Jefferson Architecture, representing the applicant, presented material samples and told the commission the design team sought to minimize differences from previously approved elevations.
Commissioners reviewed renderings and samples and asked whether the development remains mixed-use. Jefferson Brown confirmed no change to the prior approval: the ground level remains retail/office (retail on the lower level) with residences above. Commissioner questions focused on clarifying the rendering and confirming that the changes are limited to colors and certain manufacturers because of availability.
Commissioner Allen moved to approve the elevation changes for Royal Condos at 215 North Lake Drive; the motion received a second and passed by voice vote. The approval preserves the earlier design intent while allowing the applicant to substitute materially similar products due to supply constraints.
Staff noted the construction schedule presented earlier showed an approximate 14-month timeline for the project; commissioners had no additional conditions recorded on the elevation approval.
