The Saint Charles Planning & Development Committee on Tuesday approved a minor planned-unit-development amendment and a plat-of-easement revision to accommodate a new facility for St. Charles Collision Experts at 3545 Legacy Boulevard.
Ellen, a city planner, told the committee the proposal calls for a single-story, roughly 8,000-square-foot building with customer parking in front and vehicle storage at the rear screened by fencing and landscaping. "Preliminary plans for each lot in this PUD were approved in 2006," Ellen said, and the proposed changes "comply with the PUD ordinance and the zoning ordinance." She said an existing stormwater-access easement that runs through the lot needs to be shifted slightly to the east to avoid the building footprint.
The committee received no outstanding staff comments and moved to approve the request. Weber moved the motion and David seconded; a roll call vote followed and the committee chair announced the motion passed.
The approval allows staff to finalize the plat-of-easement documents and prepare ordinances to carry the change to the full council for final action, per standard city practice.
Next steps include final plats and any building permits the developer must obtain before construction.
