The Linden City Planning Commission on Nov. 11 unanimously approved an applicant’s request to alter a nonconforming use and add a sunroom at 91 South 1025 East.
Planning staff Britney Wild summarized that the parcel is 9,814 square feet — short of the R‑1‑12 zone minimum of 12,000 square feet — and that the proposed sunroom would replace an existing deck and meet the same setbacks. Wild told the commission the addition “qualifies to be reviewed and considered for approval under the requirements in section 17.16 of the Linden city code.”
Commissioners asked about construction details, heating and cooling and roof tie‑in; the applicant said the work will be a direct build performed by CHB Construction. The commission opened a public hearing, heard no public testimony, closed the hearing and approved the request with the conditions outlined in the staff report. The decision is final and does not need city‑council review.
The commission wished the applicant well on construction and noted the approval was unanimous.
