Board approves front-yard setback variance after foundation-survey discussion
Summary
The board approved a front-yard setback variance for a new home in Hidden Valley Estates after the owner’s representative presented a foundation survey showing the foundation sits at about 15.6 feet from the street rather than the 20-foot requirement; commissioners discussed possible remedies and relied on the survey and inspection history.

The Zoning Board of Adjustment approved a variance to reduce the front-yard setback for a new home at 12044 (Cannon/Current/Cotton) Cloud Way in Hidden Valley Estates. Planning staff explained the property is in R‑2 medium-density residential zoning and that a portion of the new home requires a front-setback variance of roughly 4 feet 6 inches. Staff recommended approval, citing that construction was started under a previous owner.
Jaime Gonzalez, representative for the current owner, described the property’s purchase history, inspections and the foundation survey he ordered after taking the project on. He told commissioners the foundation survey showed the foundation sits approximately 15.6 feet from the street rather than the required 20 feet. Commissioners raised concerns about whether the slab could be cut or if redesigning to an open carport would be required; builders cautioned that cutting a post‑tension slab could be structurally problematic.
After discussion a motion to approve (mover recorded as David Olubeza, second by Albert Lagunas) passed and the variance was APPROVED. The board instructed staff to note inspection and foundation-survey documentation in the file.
