The Wendell Town Board voted to approve the annexation and rezoning for Oliver's Trace, a roughly 105-acre development that would become a neighborhood of up to 275 single‑family detached homes.
Planning staff said the project includes design commitments intended to preserve neighborhood character: at least 50% of homes must have front porches, garage setbacks of 20 feet, minimum lot width of 41 feet and a minimum lot size of 4,700 square feet. The developer committed to a primary amenity (a clubhouse and pool) to be built within 18 months of phase‑1 plat approval and to provide a 20‑foot easement to connect to the Anderson Farm Greenway.
Applicant counsel Ashley Honeycutt Terrazas said the project preserves environmentally sensitive areas, will deliver approximately 3,500 linear feet of multiuse path and is consistent with Blueprint Wendell 2030 policies. The planning board recommended the rezoning unanimously.
Several residents spoke; some expressed concern about traffic and infrastructure but others praised the design and greenway commitments. After discussion, the board approved the annexation, the Neighborhood Center Conditional District rezoning and the statement of consistency and reasonableness and adopted the ordinance.
Next steps: the developer will submit construction drawings and plats; staff noted subsequent permitting and Wake County stormwater approvals will be required.
