The Elmbrook School District Board voted on Nov. 11 to hire CG Schmidt as the district’s construction manager to support Bray Architects and staff in developing a 20-year facility plan.
District staff told the board CG Schmidt was selected from nine proposals and advanced from a three-firm finalist interview (CG Schmidt, Fyndorf, JP Cullen). A selection team that included board finance and operations members and district staff said interviews and reference checks led to a unanimous recommendation for CG Schmidt. Staff said CG Schmidt’s preconstruction team, experience on prior Elmbrook projects and proposed staffing for a long-range plan distinguished the firm.
Board members asked about the interview and scoring process, and F&O committee members described a structured question set and a t‑square analysis used in the finalist discussion. One board member noted he had dissented on a previous architect selection but supported moving forward with this phase; another asked about fee ranges for potential future construction, citing a spreadsheet showing construction-fee ranges from roughly $2.2 million to $4.1 million and a potential program of work that could reach $60 million over time.
A motion to approve CG Schmidt as the district’s construction manager was made, seconded and carried by voice vote. The board will now work with Bray Architects and CG Schmidt to develop facility options, pricing and the multi-year plan the district described as a 20-year facility initiative.
