The City of Eagle Pass Board of Adjustments considered and ultimately did not grant variances requested for 1902 Flowers Drive on Nov. 5.
Staff explained the lot is triangular, measures about 5,672 square feet (R‑2 minimum is 5,500 sq ft) and that the applicant seeks a rear‑yard setback reduction from 16 feet to 10.4 feet and a minimum lot depth reduction from 100 feet to 75.73 feet. Assistant City Manager Madera said that without relief the lot likely could not be developed and that allowing relief would support infill housing goals.
Madera also reported 14 mailed notices for the item produced zero responses in favor, zero in opposition and one undeliverable. A board member characterized the site as a "true hardship." The applicant was not present for the hearing.
A board member moved to grant the variances during the Nov. 5 meeting. The chair called the vote and later stated "Nay. Motion doesn't carry," so the motion to grant did not pass. Board member Valero excused himself (recusal) from this item earlier in the hearing.
