The Clay County Planning Commission voted Nov. 4 to recommend approval of an amendment to PUD 25008, a commercial parcel in the Perks District on the east side of Henley Road at County Road 218. Staff advised the commission the application, by Larmak Development LLC, would modify allowed commercial uses, increase a convenience store from 4,000 to 5,200 square feet and allow a single canopy serving up to 16 pumps rather than the prior island configuration.
The change was presented by staff, who noted the Lake Asbury / Penny Farms Citizens Advisory Committee had voted 10–0 in favor of approval with an additional fence or separation on the parcel’s east side. The applicant, Frank Miller, confirmed the project would include the 25-foot buffer and a fence on the east property line and said the revisions bring the PUD up to date with modern convenience-store formats.
“We are intending to put a 25 foot buffer on the east side of the property and the fence,” applicant Frank Miller said during the hearing.
No members of the public spoke on this agenda item during the commission’s public hearing. After a brief exchange between commissioners and staff clarifying buffers and access, a commissioner moved to adopt the staff report recommending approval, a second was given and the motion passed by voice vote. Chair Pete Davis announced, “Motion approved.” The item will proceed to the Board of County Commissioners as advisory material where final action will be taken.
