Douglas County approves Canyon South replat to realign McCanta Drive, citing life-safety benefits

Douglas County commissioners on Nov. 3 approved a replat for Canyon South Filing 1A that vacates and realigns a portion of unbuilt McCanta Drive and associated open-space tracts, subject to two technical conditions.
Eric Pavlenec, principal planner with Planning Services, told the board the replat would realign an unbuilt portion of McCanta Drive and transfer ownership of the replatted road to the town of Castle Rock after plat approval and recordation. He said the replat does not add lots and that the realigned segment is about 1,700 feet long and the replat area is roughly 110 acres.
Applicant Richard Cross of Heinz told commissioners the reconfiguration is intended to improve emergency access. "It's a life safety for us to make this connection from the Castle Rock Fire Station down to Castle Oaks and the Founders to help with response times," Cross said, adding that engineering constraints such as grades, a water line and transmission lines shaped the alignment.
Public comment from two nearby residents focused on the road shifting closer to existing homes, open-space and trail connections and potential neighborhood impacts; staff and the applicant said they addressed referral and public comments, and that the applicant had worked with Core Electric Cooperative to resolve their concerns.
A commissioner moved to approve the replat with the two staff-recommended conditions (technical corrections prior to recordation; reliance on written and on-the-record commitments), a second was recorded and the motion carried unanimously.
