ARC approves revisions to front stair and flood details for 725 S. Brevard Ave

The Tampa Historic Preservation Commission unanimously approved a certificate of appropriateness for renovations and elevation work at 725 South Brevard Avenue, concluding that the revised stair design and mitigation details meet Hyde Park guidelines while requiring final flood-vent details be shown on the elevations.
Ron Vila, historic preservation planner, reminded the commission that the property previously received variances on setback and height and that four preliminary conditions remained outstanding. The applicant returned with refinements: a redesigned front stair with reduced massing and wood railing in place of heavier stone, a clarified north roofline, and two new first-floor windows on the north elevation.
"We sent him back to work with his team, which he's done, and this is what he's presenting this evening," Vila said, concluding staff’s view that the revisions are compatible with the Secretary of the Interior standards for flood adaptation. Commissioners asked for the flood vents to be explicitly drawn on the final elevations; staff made that the condition of approval.
The motion to grant the certificate of appropriateness included that condition and passed by voice vote. The applicant agreed to work with staff to detail the vents for final staff review and to address any additional building-department requirements prior to permits.
