The Augusta Planning Commission approved PV-25-01, a parking-variance request by Walmart Real Estate Business Trust to reduce required off-street parking at the Walmart Supercenter (3338 Wrightsboro/Wrightsboro/Riceville Road area) from 685 spaces to 669 spaces to accommodate a proposed building expansion of roughly 5,134 square feet.
Staff reported the retail store is about 155,768 square feet and would increase to approximately 160,902 square feet following the proposed expansion. The variance represents about a 2.34% reduction in required parking. Staff recommended approval and engineering comments referenced an existing site-plan review (2025-073). Philip Takish of Atwell LLC, representing Walmart, told the commission the addition would serve online pickup and delivery operations and that no increase in impervious area or utility demand is expected. The commission approved the variance; staff indicated this action was final (no referral to the full commission required).
