Rankin County approves four short-term rental conditional-use permits; staff outlines inspection and spacing rules

The Rankin County Board of Supervisors on Nov. 3 granted conditional-use permits for multiple short-term rental applications and reiterated enforcement and monitoring practices for the county's short-term rental program.

Staff presented the Victoria Geller application for a three-bedroom short-term rental at 159 Veil Grove (R-1B in the Veil Grove/Bell Grove subdivision) and said the applicant proposed house rules—maximum eight guests, no parties or commercial photography, no smoking and a requirement that guests treat neighbors with respect. With no speakers in opposition, Doctor McLeod moved to grant the permit and the board approved it by voice vote.

The board then considered Brett Denson's request for a short-term rental at 101 Wildwood Lane (also within Veil Grove). Staff explained the county applies a 10% limit on the share of short-term rentals within a subdivision and that Rankin County is applying that percentage by subdivision phase to avoid concentrated clusters of units. Staff also confirmed the county inspects all short-term rentals on initial approval and reinspects annually; inspection costs are included in the permit fee.

The board approved Denson's 101 Wildwood Lane application by voice vote. The board also approved a separate Denson application for a short-term unit at 150D Barefoot Springs Road (a 9.41-acre property with a shop and living quarters) and a conditional-use permit for Cesar Bealman at 509 Mockingbird Circle (Barnett Bend subdivision; two-night minimum), with standard county conditions applying to each.

County staff emphasized that many operators were already listing on social media platforms and that the permitting process is intended to bring existing operators into compliance and to manage neighborhood impacts. The board thanked community-development staff for leading inspections and monitoring efforts.
