The Fort Thomas Board of Adjustment on Wednesday approved a variance allowing homeowner Ty Vance to expand the paved parking area at 307 Military Parkway to roughly 972 square feet.
At the public hearing, city staff said current zoning permits parking in up to 25% of a front yard, which leaves very little room on the small lot. Mr. Vance told the board he hopes to add off‑street parking so residents can avoid turning around in neighbors’ driveways, and that he had discussed the plan with adjacent property owners.
Board members pressed about retaining‑wall height, drainage and whether the property had been surveyed. Mr. Vance estimated any retaining wall would be built to follow the yard grade and could be up to about 4 feet where needed; he said the surface would be concrete and runoff would be directed toward the street. Staff confirmed neighbors were notified and that Mr. Vance had been sworn for testimony.
A board member moved to grant the variance to enlarge the parking area to the square footage stated in the application; after a second the board voted in favor. The chair said staff (Mr. Stewart) will advise the applicant on necessary next steps and permit conditions.
The approval allows the owner to pursue construction and requires coordination with planning staff on final grading, retaining‑wall details and any required inspections.
