The City of Denison Historic Preservation Board on Sept. 16 approved a certificate of appropriateness for repainting the metal awnings at 301 West Main in a glossy black and for installing track LED lighting beneath the awnings (case number 2025‑054H).
Staff said the site originally hosted an 1884 building but the current structure dates to 1967 after earlier fires; the ground‑floor storefront windows and metal awnings reflect that mid‑century build. Staff described deterioration of the awnings and said the applicant seeks to improve the façade with new paint and lighting while retaining the current window arrangement. Staff also noted that signage for the project had already been approved administratively.
Charlie, representing the applicant, provided images the day before and answered board questions about lighting and compatibility with nearby storefronts. "I'm excited. I'm happy that some life will be breathed into that building," a board member said during discussion.
Speaker 3 moved to approve the certificate of appropriateness for painting the metal awnings and placing lighting on the underside of the awnings; Speaker 2 seconded and the board voted to approve the request. The certificate was issued and the applicant can proceed with final permitting and installation.
