Commission requires lower front-roof pitch as condition of approval for design-study amendment

The Planning Commission approved an amendment to a previously authorized design study (DS23-137) that revises the front roof form and materials but added a condition requiring the front roof pitch be changed from 6.5:12 to the guideline-preferred 6:12.
Staff told the commission the revision simplifies roof planes, retains overall height and brings site coverage into compliance. The applicant's representative (Arna Winard) said the modest increase in the front-gable pitch improves interior living-room volume and aligns with existing ridge heights. Commissioners questioned the unusual 6.5:12 pitch and opted to require the measurement be adjusted to 6:12 to conform more clearly with the city's design guidance.
With that added condition, the commission adopted the staff resolution unanimously on roll call.
Staff will reflect the 6:12 pitch and the other standard conditions in the final plans.
