Planning staff briefed council on two land-use items set for public hearings at the evening meeting.
Clint Peters described an easement-abandonment request at 2500 Mary Avenue connected to the new Live Oak Classical School sports facility. Peters said staff and the applicant have coordinated and that a smaller replacement easement for electrical service will be secured; the planning commission recommended approval.
Peters also summarized a continued rezoning case at 2424–16 Robinson Drive (about 1.7 acres at Robinson and Primrose Drive). The applicant revised their request after discussions with staff and a nearby homeowner: instead of a broader conversion to C‑2/C‑3 commercial zoning, the proposal would remove a C‑3 designation in favor of C‑2 for limited portions, while preserving a 75‑foot residential buffer of R‑1B zoning to separate commercial uses from the adjacent property. Peters said the two houses on the lot are vacant and subject to demolition orders and that planning staff supports the smaller, revised rezoning; the planning commission recommended approval.
Peters noted the city cannot legally condition rezoning to remain green space and that the buffer would be limited to land-use restrictions inherent to R‑1B permitted uses.
Next steps: both items will proceed to the public hearings scheduled for the evening meeting. Council may approve, deny or modify the rezoning request following the hearing and deliberation.
