Rome ZBA approves front-yard deck variance for 6987 Coleman Mills Road

The City of Rome Zoning Board of Appeals voted unanimously on Nov. 5 to grant an area variance permitting a front-yard open-air deck at 6987 Coleman Mills Road.
Jason Lashore, the property owner, told the board the previous stone-and-concrete patio had fallen into disrepair and that he planned to replace it with a wooden deck that would be safer to use. Under Rome zoning code Table 80-13-1, decks are prohibited in the front yard, so Lashore applied for an area variance to allow a 9-foot-6-inch deep by 6-foot-wide deck.
The Oneida County Department of Planning submitted correspondence dated Oct. 2, 2025, offering no recommendation to final action. After brief questions from the board, including a reminder to consult the Code Office for permitting, the five members present voted to approve the variance.
Chair John Cerbello and board members Raymond Tucker, Joe Pasqualetti, Jim DeCastro and John Magilino recorded votes in favor. The board advised Lashore to coordinate with Code Office representative Mark Domenico before beginning work; Domenico and Corporation Counsel representative Angie Toomey were present for the meeting.
The variance covers only the zoning setback issue; any required building permits must be obtained before construction begins.
