The Revere City Conservation Commission voted to approve an abbreviated Notice of Intent for work at 43 Shawmut Street, where owner Christopher Tanis plans an addition that will form an accessory dwelling unit (ADU).
Paul Filocchio of PGF and Associates presented the application on behalf of Tanis, noting a correction to the DEP file number (file 0610851) and that the property lies in the 100‑year floodplain (base flood elevation 12). Filocchio told the commission that under the new building‑code edition effective July 1 the lowest floor framing for the addition must be 3 feet above flood elevation (the applicant’s plan sets the finished floor at approximately elevation 16 and the floor joists at elevation 15), and he submitted an amended plan showing those elevations.
Filocchio said the addition will be supported on piers and that there are no on‑site grade changes beyond necessary piling work. Commissioners asked clarifying questions about grades, site disturbance and the amended plans; Filocchio confirmed he would file the updated drawings with the corrected DEP file number.
After discussion, a commissioner moved to close the hearing and to approve the abbreviated NOI; the motion was seconded and the commission voted in favor. Staff will place the revised plans and the corrected DEP file number 0610851 on record.
