Auburn Flex Works conditional‑use hearing postponed for tenant list and traffic study

Commissioners voted to postpone consideration of a conditional‑use application for Auburn Flex Works to a date certain, Dec. 11, 2025, after extended questioning from commissioners and neighbors about parking, truck traffic and the lack of a tenant list.

Applicant representative Leathart (Cadre Engineering) told the commission the developer has not finalized tenants and is seeking approval of a flexible tenant list to determine project viability. "They're trying to make sure the project is viable before they lease out any spaces," the applicant said.

Commissioners and residents pressed on several fronts: how many buildings and tenant spaces will be provided, whether roll‑up doors and loading facilities will face the street, whether the site would accommodate long‑term truck parking, and whether phase‑3 power or fire suppression needs will push up tenant intensity. Commissioner (Speaker 8) framed the commission’s choice as: approve now, deny (which would bar reapplication for one year absent substantial change), strip or condition specific uses, or postpone to get more information.

Given uncertainty on tenant mix and traffic impacts, Commissioner (Speaker 8) moved to postpone CU2025052 to Dec. 11 for additional information including a tenant list and a traffic study; the motion passed by voice vote.

What happens next: Staff and the applicant will coordinate on a traffic study and a clearer tenant analysis to be presented at the December meeting.
