Denison — The Denison City Council on Sept. 2 approved rezoning roughly 250 acres north of Highway 75 (the JM/John Mansfield site) from light industrial to a Planned Development overlay intended to allow a light industrial business park.
Planning staff said the PD would retain the base light-industrial zoning while enabling development standards for uses such as warehouse storage, self-storage, data centers and framing manufacturing. The PD also calls for a hike-and-bike trail and other project-specific standards; staff noted additional applications (preliminary plat, site plan, civil engineering and final plat) would be required before development could proceed.
The Planning and Zoning Commission recommended approval on Aug. 26, asking council to consider adding a utilities standard from the highway overlay ordinance. Councilmember Thomas moved to approve the ordinance and amended his motion to include section 28.46.06.e.2.d (the highway overlay utilities language); the amendment was accepted and the motion carried.
Staff said no specific end user is currently identified; the rezoning creates the regulatory framework to attract industrial and logistics uses. The action allows the developer to pursue subsequent approvals required under the PD process.
