Rose highlighted the Alexander Village development, describing it as a $50 million mixed‑use project with platting submitted and pre‑construction work (grading) expected to begin soon. She said the city approved a development agreement and secured right‑of‑way, and the developer is moving toward grading activity.
Staff also described a Collector Road development agreement with a nearby church that allowed the city to secure right‑of‑way for driveway access and said the driveway permit is under review by TestDOT. Rose said the city is negotiating utility easements with DWU and plans to begin grading this month once easements are in place.
The report summarized capital projects: over $3 million in completed projects, several projects worth about $7 million under construction (intersection and turn‑lane improvements and lighting projects), design work for Hickory Road and Shepherd Lane, and a $1.6 million COG grant with a $400,000 local match being pursued for Elam Road redevelopment. Rose said the city is seeking funding for roughly $78 million in projects across multiple corridors and that staff will continue grant pursuit and partner outreach.
Board members asked about facade grant uptake and warehouse users at Edgeworth in Raleigh Crest; staff said two users were confirmed at the site with potential for four and that staff continues outreach to businesses including Kroger for facade improvements.
