Denison —1 Aug. 4, 2025 —1 The Denison City Council voted unanimously to grant a conditional use permit for an automotive repair business at 1201 South Austin Avenue, adding conditions intended to protect street aesthetics and neighboring residential properties.
Planning staff told council the site lies in the Austin Avenue overlay district and historically accommodated auto repair. "Staff recommends conditions be placed on this conditional use permit, requiring the incorporation of landscaping by way of planters," Diane York said, and staff also recommended screening between the site and adjacent two-family duplexes, parking improvements, and a prohibition on open storage.
Owner Moss Yousef said the building previously operated as a repair center and that he acquired it five years ago. "I'm here to listen. I'm here to do exactly what you guys want us to do," Yousef told the council, and he confirmed the proposed tenant's standard hours would be 8 a.m. to 6 p.m., Monday through Saturday. Councilman Adams moved to approve the CUP with the staff-recommended conditions; Councilman Thomas seconded and the motion carried unanimously.
Why it matters: The conditions are designed to maintain Austin Avenue's streetscape while allowing a neighborhood-serving business to operate. Staff advised compliance with conditions prior to issuance of a certificate of occupancy and noted failure to comply could result in loss of the CUP.
