Planning commission approves Brookwood Village resurvey and amended plan to support Andrews Sports Medicine expansion

The Homewood City Planning Commission approved a resurvey and an amended development plan at Brookwood Village that would carve out a new lot to facilitate purchase and conversion of approximately 30,000 square feet of core-and-shell space and the addition of parking to meet code requirements for Andrews Sports Medicine.
Alex Patillo of Scholl Engineering explained the resurvey (RS251005) would split Lot 1FA to create a new Lot 1FC and adjust lot lines to align with structural expansion joints and parking levels. Nancy Fearen, representing Andrews Sports Medicine and the prospective purchaser, said the intention is to secure dedicated parking for Andrews; she told the commission the proposal would provide 156 spaces marked/reserved for Andrews’ clients and that “the additional purchase...is to ensure that Andrews does have substantial parking as well as enough room for a 30,000 square foot core-and-shell of future office, medical, whatever that may be.”
Patillo and Fairway representative Mel McElroy said cross-parking easement drafts are with the city attorney and must be approved before a certificate of occupancy for new work is issued. Commissioners also discussed converting lower mall levels to parking and leaving top-level core-and-shell space available for future tenant build-out; applicants confirmed no immediate facade overhaul is part of this submittal and that structural expansions would require separate approvals.
The Planning Commission approved the resurvey and the amended development plan and will forward both to City Council; the record shows a 6–0–1 result on both items with Commissioner Roberts recused.
