EMC Engineering’s Cody Rogers said the design includes detention, no FEMA flood zone impacts, and a planned community well sited at the property corner; sidewalks, curb and gutter, and roads meeting county standards were shown.
Commissioners and staff discussed whether new subdivision standards (including requirements for backup generators on community water systems) would apply and whether grandfathering or conditions could address timing of ordinance changes. The board added a condition requiring a backup generator for the community well and approved the sketch plan unanimously.
Staff noted that final plat and design review will ensure road, drainage and emergency‑access standards are met before construction.
