The Bulloch County Planning & Zoning Commission approved two sketch plans and voted to recommend denial of a rezoning application it previously deferred.
Staff presented an application from Nathaniel Lundy to rezone 1.4 acres on Miller Street Extension from R-40 to R-2 to allow two duplexes. Planning staff listed recommended conditions including standard lot and paving requirements and noted the applicant was not present. After discussion about required roadway improvements, a commissioner moved to recommend denial to the county commissioners; the motion carried by voice vote and the commission scheduled the matter for the Sept. 2 county-commission agenda.
The commission then reviewed a sketch plan from Kelly and Julie Kessler to divide 35.12 acres on Shear House Landing Road into six residential lots. Staff said the plan met AG‑5 minimums and required no rezoning; Lauren Groover presented as agent. The commission unanimously approved the sketch plan.
The actions were routine procedural votes to forward recommendations and to approve a non‑public‑hearing sketch plan; the matters will return to the county commission for final action where applicable.
