Planning department staff said the change, filed as CPA 25‑020, removes a split condition on the future land‑use map that currently leaves a medical office nonconforming. The amendment is intended to make the site conforming with zoning and allow the property owner to expand or redevelop the lots into a commercial node, staff said.
“We recommend approval,” the staff presenter said during the hearing.
The board moved and seconded a recommendation to approve CPA 25‑020 under the comprehensive‑plan policies cited in the staff report. The motion carried on a voice vote.
What happens next: The amendment removes the split‑designation barrier to development and allows subsequent site‑plan review, where environmental buffers, traffic impacts and stormwater requirements will be evaluated before any building permit is issued.
