Commission approves convenience store and fuel center at Double Oak and SH 360

The Grand Prairie Planning and Zoning Commission voted unanimously on Nov. 11 to approve SUP25090034, permitting a convenience store with fuel sales at the intersection of Double Oak and State Highway 360.
Staff presented the site plan and elevations, saying the proposal meets density, parking and landscape standards and is not requesting variances. Staff noted 29 notices were sent and one supportive response was received from a nearby resident. Staff recommended approval based on the site meeting appendix checklist and the applicant’s commitment to exceed minimum landscaping requirements.
Applicant Nathan Dietrich said he and the owners had worked with staff and neighborhood groups for roughly six months and had held a public meeting with about 20 attendees; he said the team aimed to be transparent and get the project right up front.
Commissioners questioned proximity to a school and TABC licensing for off-site alcohol sales; staff explained any future alcohol sales would require a TABC license and must meet minimum distances from school property lines.
Commissioner Angela Lucky Vaughn moved and Commissioner Janie Mendez Adakari seconded approval per DRC recommendations; the motion passed unanimously. Staff will proceed with permitting and any required TABC applications for alcohol sales if pursued by the applicant.
