The Bowling Green Zoning Board of Appeals on Nov. 12 approved a variance allowing construction of a 12-by-22-foot accessory carport at 231 S. Prospect that will encroach into the required setbacks described in the accessory-use table.
When the Chair introduced the agenda item he read the applicant name as "Robin Veach," but the person who testified identified herself as Robin Beach and gave her address as 231 S. Prospect. That name discrepancy is recorded in the meeting transcript and is noted here as the applicant identified herself in testimony.
The applicant said limited yard space, driveway location and an existing fence on the property make it impractical to place the carport without encroaching into setbacks; she said the structure would be approximately 9–10 feet tall to accommodate a van just over 8 feet high that she plans to convert to a camper. "The van is just over 8 feet tall... the 10 feet tall should be enough to fit under it," she said.
Planning staff reviewed section 150.44 (accessory uses) and the accessory-use table, and noted the property has had two prior variances. Board members asked whether attaching the carport to the principal structure would change required variances; staff indicated attaching could change which setbacks apply but that alternate variances (rear-yard or side-yard) might still be required.
After discussion about neighborhood fit and the limited scale of the encroachment (roughly two feet less than the five-foot clearance), the board moved and approved the variance on a roll-call vote (five yes, one no). The Chair instructed the applicant to check in with the planning department in the morning about permits.
