Owner wins approval to restore 1913 storefront at 12 West Main

Adam McNeil, the building owner, described plans to restore the façade of the 1913 building at 12 West Main Street, remove mismatched repairs, replace storefronts and windows, repair limestone and use a stain (not paint) to bring out brick character. He said the project will update five suites and improve the block's appearance.
"So the plan is to go and remove everything off the fronts, put brand new windows and brand new storefronts ... we're going to strip everything down, re tuck point the property, and then ... stain the brick," McNeil said, describing test patches and a plan of one-to-four coats to retain brick integrity.
Staff and the consultant reported they tested stain samples on the building and recommended colors and mortar contrasts that preserve a historic look; staff confirmed the project does not require Historic Preservation Commission approval because it does not change the historic character. Following questions about timing, materials, and whether the committee could give final approval, a motion to approve the ADLS amendment carried by voice vote.
What happens next: The owner will proceed with contractor coordination and permitting; staff will issue the ADLS approval consistent with the committee action and standard building permit reviews.
