Schererville — After formal action the Plan Commission held a study session to discuss next steps for the Anna Street one‑lot subdivision tied to the proposed fire station and a separate permit question for a previously approved commercial building.
Town Manager James M. Gorman said the one‑lot subdivision will include waivers to the stormwater-control ordinance and Joliet Street overlay setbacks; the town intends to request three variances (front yard setback, side/rear yard setbacks and maximum entry distance) before the Board of Zoning Appeals. Gorman said engineering and architectural work is ongoing and that the planning commission will see the one‑lot item again (potentially Dec. 1 for plan commission review of the one‑lot item).
Andrew (staff) reported the total area encompassed by the yellow map at hearing to be about 4.8 acres. Gorman said the town expects the road and building work timeline to be “probably within the next 36 months.”
On a separate matter, representatives for a previously approved Earl’s Heating pole‑barn explained the project was approved before COVID and the owner sold the company; the commission advised that if the permit application and submitted plans match the previously approved set, staff can clear the permit so the applicant need not return to the commission.
Commissioners asked staff to double‑check permit documents to ensure the submitted permit matches prior approvals and to return the matter to the commission only if changes are identified.
