Schererville — The Plan Commission on Nov. 3 approved several secondary development plans along the U.S. 41 corridor and removed prior contingencies on a redevelopment site so work can proceed before winter.
41 Degrees North Tavern (Case 25‑9‑16, 8101 Wicker Ave.) sought secondary approval for signage, a gate/fence and a roof over a patio. Patrick Edwards, manager at 41 Degrees North Tavern, said state approval for the roof/enclosure was pending and expected “about a week or so.” The commission approved the development plan 6‑0, with the roof/enclosure acceptance explicitly contingent on the state of Indiana’s approval and any fire‑suppression (sprinkler) requirements.
Crossroads YMCA (Case 25‑9‑17, 221 U.S. 41) presented construction‑level documentation and updated renderings; Russ Pozen of DVG said the design refines the YMCA brand and window/finish details. The commission approved secondary approval 6‑0, noting that all conditions from the primary approval should be satisfied and town fees kept current.
Fountain Park Subdivision — proposed Floor & Decor (Case 25‑9‑18, 1516–1530 U.S. 41) was presented by Don Taringa and Caitlin Pipkin. Commissioners approved the plan 6‑0, with the usual condition that fees remain current.
Separately, the commission removed two prior contingencies on the Apollo Group Addition Lot 2 (Case 25‑10‑20) after town staff and the applicant presented correspondence indicating Indiana Department of Environmental Management (IDEM) does not require a permit if ditch/wetland areas are not disturbed and the Army Corps review is not triggered. With that evidence the commission voted 6‑0 to remove the contingencies so grading, retention‑pond and utility work may proceed.
