Planning commission approves preliminary plat for North Tallahoga Village — 1,137 lots remain

The Spalding County Planning Commission voted Oct. 28 to approve the preliminary plat for the North Tallahoga Village Node, the next step following a prior rezoning of the William Wilson property.
County planner David Allen told commissioners the revised preliminary plat reflects minor layout changes required by GDOT and county departments but retains the previously approved total of 1,137 single‑family lots. "The total number of lots as was part of the approval conditions has not changed at all. It's still 1,137 house lots," Allen said.
Chad Jacobs, representing Minerva USA, said the plat closely follows the approved zoning plan; GDOT required reconfiguration of one entrance onto the 155 highway, moving the primary entrance north to align with an existing intersection. Jacobs said the developer complied with GDOT and county public‑works comments.
Commissioners asked specifically how wetlands and a cemetery on the southern portion of the site would be protected. Staff said wetlands would be flagged and fenced during construction and the cemetery would receive construction fencing and later a permanent easement and fence. "Those will be addressed at the time of the construction drawings," Allen said.
The commission approved the preliminary plat with staff conditions and noted that final construction drawings and regulatory clearances will follow.
