Indian Trail council approves two light-industrial rezonings to match existing uses

Indian Trail's Town Council unanimously approved two conventional rezonings on Nov. 10 that staff said will align zoning with existing industrial uses and reduce nonconforming parcels.
Planning staff presented ZM20250031, a request to rezone two RBD parcels totaling 13.9 acres on Brickyard Road to light industrial to match the buyer's existing zoning. "The requested zoning designation is light industrial," planning staff told the council, noting the change is consistent with the town's comprehensive plan and will allow by-right industrial uses such as warehousing, distribution and limited manufacturing.
A second conventional rezoning, ZM20250107, would change a 2.81-acre parcel on Business Park Drive from general business to light industrial. Britney Linz, representing Madison Capital, said the proposal is designed to keep the existing building and its current footprint: "It really is kind of the highest and best building usage for the site," she said.
Both measures passed with the council adopting staff's consistency findings. Staff emphasized that the rezonings do not include a site plan amendment and that permitted uses remain subject to the Unified Development Ordinance.
The approvals are intended to reduce future nonconforming issues and support industrial activity near existing employment centers as the bypass and other infrastructure projects advance. The council closed the public hearings before voting on both items.
