The Pahrump Regional Planning Commission on Nov. 12 approved a conditional use permit for a four‑story, 129‑room dual‑brand Marriott hotel on a 5.21‑acre parcel at 1011 South Shoshone Drive (CU 25‑29).
Planning staff told commissioners the proposed TownPlace/Fairfield by Marriott project is allowed in the general commercial zone and recommended approval subject to standard and special conditions. The application would proceed to CAT‑1 site development where water and sewer connections, traffic, drainage and other infrastructure requirements will be addressed.
Saki Reindersmaa, the project architect, said the applicant does not agree with one special condition that requests a perpendicular realignment of the Shoshone–Panorama intersection, describing it as potentially onerous and costly for the smaller parcel owner. “It says ‘if necessary,’” Reindersmaa said, urging that the need be demonstrated by the traffic study and site‑development process.
Public works staff explained that the condition reflects half‑street improvement expectations and that in some designs dedication of property or realignment could be required, but that the final scope will be informed by the traffic study. Commissioners discussed that the CUP provides the authority to require street improvements and that unresolved disagreements can be appealed to the Nye County Board of County Commissioners.
Commissioner Bohannon moved to approve CU 25‑29 based on the staff findings and conditions; the motion carried. The approval lets the applicant proceed with site development review and required approvals for utilities, traffic, drainage and fire protection.
