The City of Keller Planning and Zoning Commission on Nov. 11 recommended that City Council consider a specific-use permit to allow Firm Foundation Wellness Center, a chiropractic office proposed for 140 Pecan Street in Old Towne Keller.
Alexis Russell (staff planner) told commissioners that a chiropractor office is a medical use in the Unified Development Code (UDC) for Old Towne Keller and therefore requires an SUP; that requirement yields a parking obligation of 1 space per 200 square feet, or nine spaces for the existing 1,744-square-foot building. Russell said staff had received no public feedback on the application.
Applicants Dr. Corey Strunk and his wife, Meredith, described the clinic as appointment-only, low-volume and expected to operate Monday–Friday, with two to three employees initially. "We're not gonna be a high volume clinic," Dr. Strunk said, adding the couple would provide an accessible space in front of the building and rely on on-street parking for patients.
Commissioners asked about parking and patient flow. Chair John Baker and others emphasized the commission's advisory role and did not condition approval on further site changes. After closing the public hearing, Commissioner Erin Farner moved to recommend approval; the motion passed unanimously and the application will be forwarded to the Dec. 2 City Council agenda.
Why it matters: The vote clears a path for a small, appointment-based medical office in Old Towne Keller; staff and the applicants told the commission that the site will not be expanded and that no exterior modifications are proposed at this time.
What happens next: The commission’s recommendation will be part of the Dec. 2 City Council packet when council considers the SUP.
