Summary
After a presentation by a land surveyor, the Kearney City Council amended the land-use map, adopted an ordinance rezoning 6045 E. 39th Street to M-1 (limited industrial), and approved the final plat and subdivision agreement for Ingram Subdivision.
The Kearney City Council on Wednesday approved land-use and zoning changes to accommodate the Ingram Subdivision at 6045 East 39th Street, a 2.4-acre lot in the city’s two-mile extraterritorial jurisdiction.
Trenton Snow, a land surveyor representing property owners Kevin and Jeffrey Ingram and CVRG Inc. (Glenn Wolford, president), told the council the existing house on the site is abandoned and several outbuildings are in disrepair. The owners plan to clean up the parcel, create a 2.4-acre lot and later develop a storage facility. Snow said the proposal requires a subdivision because the acreage falls below the 10-acre minimum for the county.
Following the presentation, a councilmember moved to close Public Hearing No. 1 and adopt Resolution No. 2025-142 amending the city’s comprehensive plan land-use map to Commercial Mixed Use (MU-3) for the property; the motion carried. The council then adopted Ordinance No. 8770 rezoning the property to M-1 (Limited Industrial), suspending the three-reading requirement and placing the ordinance on final passage. Council also approved Resolution No. 2025-143, authorizing the final plat and subdivision agreement for Ingram Subdivision.
There was no public testimony during the hearings. Council discussion focused on the site’s location in the extraterritorial jurisdiction, the condition of existing structures, and the intended future use as a storage facility. The approved actions change the parcel’s designation and enable the owners to proceed with the subdivision and related development steps.
