The Marietta City Council approved a request by homeowner Ellen Gleeson to rezone 59 Trammell Street from R4 to R4 with increased density (5.5 units per acre) so the lot may be subdivided into two buildable parcels.
Gleeson told the council the proposed lots would be about 8,194 square feet and 7,501 square feet and that the change aligns with the city’s future‑land‑use plan and recent precedent in the neighborhood. The application included four variances: two relating to lot widths and two relating to side setbacks.
During discussion councilmembers focused on sidewalks, precedent for granting variances and fire‑safety implications of reduced setbacks. Staff and council noted that any structure built within 20 feet of another would be required to include sprinklers. A substitute motion carried to approve the lot‑width variances while denying the requested reduced side‑setback variance; the motion carried and the rezoning was approved with those conditions.
The applicant and staff were asked to remain available for follow up and to ensure compliance with fire‑safety requirements on any new construction.
