Planning Board Flags Circulation, Right‑of‑Way and Signage Issues at Gas Station Site Plan

Jaheem Bridal, the applicant’s engineer for 1055 Nepehan Avenue, presented a revised site plan that spreads six fueling pumps to improve circulation and retains ten parking spaces. The planning board (with the chair recused and Miss Landy acting) identified multiple technical deficiencies and directed the applicant to return with revisions.

Board members said the plan omitted existing on‑site features (a car‑wash facility, air pump and clothing bins) and asked the applicant to show proposed relocations on the revised plan. Miss Landy said the existing pricing sign "extends over the city's right of way" and must be relocated and shown on updated drawings. The board also found aisle widths and ingress/egress insufficient (9 feet was described as unacceptable) and asked for a new circulation diagram and narrative that accounts for simultaneous pump use, truck deliveries and rear parking access.

The applicant acknowledged those issues and said he will retain a consultant to provide an expanded circulation report and to work with City Engineering and the fire department on clearance and maneuvering; deliveries were said to occur early in the morning and the applicant agreed to provide a more detailed response and revised drawings at the next meeting. The board did not vote on the site plan and will continue review after the applicant submits the requested materials.
