Janet Garris, counsel for 60 Alexander LLC, told the Yonkers Planning Board on Oct. 8 that the applicant seeks site‑plan approval for a 30‑story mixed‑use building at 60 Alexander Street following rezoning and a completed environmental review. "We are here this evening on behalf of 60 Alexander LLC," Garris said, noting the board served as lead agency and adopted a negative declaration in October 2024 and the City Council rezoned the property to DMX in December.
Developer Artemis presented the project program: Daniel Goldvard said the building would include 288 residential units (13 studios, 88 one‑bedrooms, 162 two‑bedrooms and 25 three‑bedrooms), roughly 5,000 square feet of street‑level commercial space and 301 valet parking spaces across five floors of parking. The applicant described the parking as attendant with mechanical stackers and said the retail is located on the ground floor with additional cellar retail.
Architect Shai Alister described the massing, the four‑story parking base, rooftop recreation and amenity spaces, and a material palette of masonry and metal panels. "We propose a setback floor with a recreation space, both outdoor and indoor, with a large roof terrace," Alister said, describing gym, lounge and business center programs.
Board members focused questions on operations and safety: they asked whether all elevators serve every floor and whether they accommodate stretchers; the applicant confirmed three elevators would reach the full height and be sized for emergency use. Members also requested a current shadow study be resubmitted (the applicant said a shadow study was presented during environmental review and will be provided again) and sought written responses from the project civil engineer coordinating with the fire chief to demonstrate aerial apparatus access and resolve turnaround/clearance concerns.
The project team said they will provide the requested materials and written responses before the next meeting so the board can continue its review. No formal vote on the site plan was taken on Oct. 8; the applicant said it would return next month with updated materials.
