The Gardner Conservation Commission voted on Nov. 10 to approve a proposed 2,000‑square‑foot building addition, parking modifications and drainage improvements at 42 Linus Allen Ave, a project filed by the Mount Wachusett Community College Foundation.
Dominic Lane of Canyon Engineering, representing the foundation, told the commission the scope of the project was reduced from earlier plans and stressed that some pavement within the resource area will be removed and replaced with a wildflower mix. Lane said the addition will be constructed in part over existing pavement and that the project aims to improve drainage and remove derelict vehicles and tires from the site.
The project team said they have been coordinating with state reviewers and have added a floodplain graphic and stormwater details to the plans. Commissioners asked about parking and temporary vehicle storage; the team said the final layout exceeds zoning requirements and that most vehicles stored for repairs will be kept inside the building after construction is complete.
Commissioners moved and voted to close the hearing and approve the notice of intent with standard orders of conditions; they added a requirement for signage to prevent parking on grass in areas currently used for vehicle storage. The approval was recorded by voice vote.
