Representatives of Central Tavern and Hotel presented two applications for 305 and 307 Mulberry Street, part of a seven‑building connected complex. The applicant said 307 currently houses a laundromat in poor repair and that work planned includes a new roof, window repairs, flooring, and converting the laundromat into a dining room. The complex has multiple vacant rooms on upper floors that the owners hope to return to short‑term rental or similar uses.
The applicant said they have shored up the structure and found original doors in the basement they intend to reuse. A technical consultant advised that standing‑seam roofing would be appropriate where historically accurate and noted some flat sections may require membrane; he also described access constraints that could require scaffolding, booms, chutes and sidewalk permitting for safe debris removal.
The board scored 305 Mulberry at 38.67 and 307 Mulberry at 36.67—both above the 36‑point qualifying threshold—and voted to forward those applications to the Board of Public Works for final approval.
