The Planning Commission approved a conditional use permit to place a manufactured (HUD) double-wide home on a parcel that already contains or has purchased building eligibility.
Toby Brown said staff reviewed the site and determined the proposed placement would be outside the floodway and able to meet floodplain and yard-size requirements. The ordinance requires conditional use approval for manufactured-home placement in the A-1 district, and staff recommended three conditions.
Applicant Kelly Cawthorn said he intends to occupy the structure and that the proposed siting is on the highest portion of the parcel to avoid flooding concerns. Commissioners noted the area is a unique mix of zoning districts and that existing development nearby makes the placement consistent with the neighborhood pattern.
Commissioner Scott moved, Commissioner Boots seconded, and the CUP was approved by roll call. The applicant must obtain required permits, including any floodplain development permit, and meet the staff conditions prior to placement.
