The Montezuma County Planning and Zoning Commission unanimously recommended that the Board of County Commissioners approve a subdivision amendment, boundary line adjustment and rezoning for the Wallach Minor Subdivision submitted by Lewis and Elise Wallach and Annie Wallach.

Staff reported that CDOT reviewed the proposal and concluded the lot-line change will not alter traffic volumes and that no CDOT access permit is required for the changes described. Utilities were listed as Empire Electric and Montezuma County Water District No. 1.
Commissioners sought clarification about the new property configuration, setback compliance for storage units and the status of older mobile homes and septic systems on the properties. Staff said most septic systems on the site predate the land-use code but that a number of systems have been updated and are compliant. Commissioners moved and seconded a recommendation to approve based on conformity with county code and no expected significant adverse impacts; the motion carried unanimously with Hernandez, Armstrong, Nygaard and Doyle voting “aye.”
The recommended approval will be forwarded to the Board of County Commissioners for final action.
