The Henry County Zoning Advisory Board approved variance VR2505 on Nov. 13 to reduce the front-yard setback from 75 feet to 60 feet for an attached garage on the property at 1990 Flippin Road (approximately 3.95 acres).
Planning staff (Alexius Jones) explained that the home predates the current Unified Land Development Code setback requirement and that the proposed garage addition projects forward about five feet beyond the current front-yard setback line; staff recommended approval with conditions. Applicant Ronald Holbrook told the board the new garage would still sit about 300 feet from the main road and described the proposed garage as roughly 30 feet deep with about 10 feet attached to the home and 20 feet projecting forward.
Board members asked clarifying questions about how the front-yard setback is measured relative to lot width. After no further discussion, a motion to approve VR2505 based on staff recommendation was moved and seconded and the board passed the motion (vote tally not specified).
No opposition speakers appeared during the public comment period for this case. The approval allows the applicant to pursue building-permit and plan-review steps consistent with the conditions provided by staff.
