The Blue Springs Planning Commission approved final plat PF08259651 on Oct. 13 for The Woodlands at Chapman Farms, a proposed single-family subdivision east of Southwest 7 Highway and south of Southwest Wyatt Road. The property covers approximately 22.45 acres; the plat includes 28 single-family lots and one tract for open space/detention, with water service provided by Water District 13.
Planning staff reported that the proposed lots meet zoning and the approved preliminary plat standards, including minimum lot dimensions, setbacks and a minimum livable floor area classification of 1,400 square feet (classification G). Staff said all required public improvements, including the interior street network, have been completed and recommended approval of the final plat with four conditions. Staff added an additional condition that all off-site easements be recorded prior to issuance of the fifth building permit; if those easements are not recorded, no additional building permits may be issued until recording is complete.
Developer Bob Frost told the commission the improvements are complete and said there is market interest from potential buyers. On a unanimous vote the commission approved the plat with the conditions listed by staff.
