The Downtown Commission voted to approve a two-year renewal for multiple 'now leasing' banners at The Reach on Goodale after staff said the banners were installed without a permit more than four years ago.
The request, presented by staff, covers banners located along West Goodale Street, Clowes (Clowes/Clowes Lane) and Reach Boulevard. Greg Kitzmuller, representing Great Impression Signs, said his firm is working with the property owner to resolve the outstanding code issue and that the banners were not originally produced by his company. "My name is Greg Kitzmuller. I'm with Great Impression Signs," he told commissioners after being sworn in.
The staff report said the downtown design guidelines discourage banners that "advertise a development or product," and noted the applicant presented photos and measurements of the existing signs. Commissioners discussed the number of banners—staff and applicants indicated there are five to seven banners across two buildings—and how long temporary signage should remain in place. One commissioner said she preferred a 12-month approval for signs that had crept toward five years in place; others favored a two-year renewal to allow the property to complete its lease-up.
"We like to go along with temporary signs, but somewhere out there between 0 and 4 years is temporary," a commissioner said during debate. Kitzmuller said the owner expected to keep some banners in place during lease-up and estimated they might remain another two years.
A motion to renew the banners for two years passed by voice vote. The commission did not record individual roll-call votes; staff minutes note a majority voice vote and that the motion carried.
The commission asked staff to note the quantity and appearance of the banners and to follow up if additional design or removal requests are submitted.
