Sussex County Council heard a presentation on Conditional Use No. 2395, a request to permit a distribution warehouse on a 10.896‑acre portion of a 71.127‑acre property located on Park Avenue (County Route 318) near Cedar Lane in the Georgetown area.
Applicant Douglas Wade, owner of Breezerville Land Group, described the proposed use as a distribution and logistics hub to relocate and expand existing e‑commerce operations. Wade said the project would be built in two phases, start with two warehouse buildings (with up to seven total buildings at full buildout), would operate largely as an online distribution center with no on‑site retail customers, and rely on private well and septic systems where public utilities are not available. Wade told council the operation would “create local full‑time positions” and that the site plan coordinates with DelDOT’s Park Avenue relocation plan.
Councilmembers asked detailed questions about truck traffic, access location, hours of operation and how the plan coordinates with DelDOT’s roadwork. After questions and no public speakers appearing in favor or opposition, Councilmember Riley moved to defer the matter to the council’s next meeting for further consideration; the motion was seconded and carried by roll call.
The record at the hearing included the applicant’s site plan, boundary survey, staff analysis, DelDOT service‑level evaluation, utility planning department correspondence and the Planning & Zoning Commission materials. Council did not adopt or deny the conditional use at this meeting; the matter was continued for further review.
