Commission approves special-use permit for equipment storage at 609 Ranch with conditions

The Board approved a one-year special-use permit on Oct. 28 to allow a construction business to store heavy equipment on a 10-acre lot in the Great Divide (Winter) Head Lettuce Colony near Granby.
Planning staff presented the application, reported no public comments were received during the notice period, and said the Planning Commission recommended approval. Staff recommended a one-year initial permit with 12 conditions addressing site plan details, a 60-foot setback from irrigation ditches, best management practices for fueling and maintenance, state permits for fuel storage above statutory thresholds, mitigation for road damage if truck traffic causes harm, dark-sky-compliant outdoor lighting and a prohibition on expanding the business beyond what was described in the application.
Applicant Garrick Bowen said equipment parked earlier on the parcel was temporary and that the site has been kept orderly. Commissioners voted to approve the permit with the conditions listed in the planning certificate of recommendation. No written protests were recorded; an anonymous complaint had prompted the initial planning inquiry, planning staff said.
The planning certificate and its conditions will be recorded and staff will monitor compliance; the board said it may re-open the matter if complaints or noncompliance arise.
