The Planning and Zoning Commission unanimously approved a site plan Oct. 28 for a 20,000-square-foot, single-story light-industrial building at 2478 West Main Street (STP25080029).
Staff said the 1.1-acre site is zoned light industrial and the proposal includes about 19,000 square feet of warehouse space, 1,000 square feet of office, two truck docks along the north side of the building, tilt-wall concrete panels with stone veneer covering 30% of exterior facades, and compliance with parking and landscape standards. The applicant requested one variance to allow the truck docks to be located parallel to a public street. The Development Review Committee recommended approval.
The applicant, speaking for the owner, said the dock placement was a site constraint that could not be avoided and described steps taken to meet site access and landscaping requirements. Commissioners had limited questions about surrounding zoning and uses; staff confirmed the property is surrounded by light-industrial and undeveloped land with a railroad to the south.
Commissioner Frank Gonzales moved to approve as recommended by DRC; Commissioner Ty Chapman seconded. The motion passed unanimously. The action will advance toward city council as required for final approvals.
No public commenters opposed the request at the hearing.
